I send you properties that fit, not properties that pad the list. Each one annotated: cove, water depth, dock condition, HOA notes, what to ask about.

The visit

We walk the properties together. The lake side, the road side, the neighbor side. I want you to see what the listing photos do not show.

The offer

Price, contingencies, financing, closing date. I write the offer to protect you, not to win me a commission. If we walk away, we walk away.
