Who runs this site

This site is operated by Diana Undergust, a licensed real estate agent affiliated with Lake Homes Realty (Oklahoma License 210808). The site itself was designed and is technically administered by ThatDeveloperGuy (Joseph W. Anady), under contract to Diana.

What information we collect

When you fill out the contact form on contact.html or the valuation request on sellers.html, you provide:

  • Your name (required)
  • Your email address (required)
  • Your phone number (optional)
  • The reason you are reaching out (purchase, sale, valuation, general question)
  • An optional area of interest, timeline, property address and free text message

We also log standard request metadata that any web server records: your IP address, browser user agent string, the page you submitted from, and the time of submission. This is used for spam protection and rate limiting only.

How we use it

Form submissions are sent directly to Diana's email inbox () via a secure SMTP relay. They are not stored in any database, not added to any mailing list, not shared with Lake Homes Realty's central CRM, and not forwarded to any third party.

Diana reviews each submission personally and replies within one business day.

What we do not do

  • We do not sell, rent or trade your contact information to any third party for any purpose.
  • We do not subscribe you to a newsletter, drip campaign or weekly email blast unless you explicitly request one.
  • We do not track you across other websites. The site uses no third party advertising trackers, no Facebook Pixel and no remarketing cookies.
  • We do not share your information with the brokerage's central CRM. Diana's leads belong to Diana.

Cookies and analytics

The site sets a small number of first party cookies for functional purposes (eg. remembering whether you have dismissed a UI element). If and when analytics are added in the future, they will run with Google Consent Mode v2 set to default-deny for visitors in the EU, UK, Switzerland, Norway, Iceland and Liechtenstein, and will be disclosed here with a banner.

Hosting and data location

The site is hosted on a secure server in the United States operated by ThatDeveloperGuy. Form submissions are relayed via Gmail SMTP. No data processing takes place in the EU.

Your rights

You can ask Diana to delete any information you have sent through the form by emailing the same address. Because submissions are stored only in Diana's inbox, deletion is immediate: she empties the relevant message and confirms back to you.

Children

This site is not directed at children under 13 and does not knowingly collect information from anyone under that age. If a parent or guardian discovers that a minor has submitted information, please contact Diana for immediate deletion.

Changes

If this policy materially changes, the “Last updated” date at the top of this page will reflect the new revision. The previous version remains available on request.
